Shopping centres in regional cities - Częstochowa

Częstochowa has 4 shopping centres with a total leasable area of 134,000 sqm. The density ratio is 581 sqm per 1,000 inhabitants. The vacancy rate showed a slight downward trend and at the end of 2015 stood at 4% – informs Colliers International in its publication “Shopping centres in regional cities | Częstochowa”.

The Częstochowa retail market is dominated by traditional shopping centres and there are no retail parks in the city.The nearest outlet centres are located in Sosnowiec and Kraków.

Galeria Jurajska totalling 48,000 sqm with 200 stores remains the largest shopping centre in Częstochowa. Thanks to modernisation and recomercialisation Galeria Jurajska gained new 16 tenants and reduced the number of vacancies. Lease transactions in Galeria Jurajska announced in 2015 include: X-com, Bajkowy Labirynt, Cook&More and Greenpoint. In addition, the Reserved store extended its space to 2,840 sqm and at the same time became the largest shop in Poland.

„There are 340 stores in shopping centres in Częstochowa. The largest tenant groups are chains from the fashion sector and services. In 2015 stores mainly from the home accessories sector including a Tab, English Home, Cook&More and Tescoma debuted on the market“, said Katarzyna Michnikowska, Senior Analyst from the Research and Consultancy Services at Colliers International.

The highest monthly rents for a unit of 100-150 sqm in the fashion sector are in the range EUR 27-29 per sqm.

In the near future, no new shopping centre will be built in Częstochowa. However, customers will benefit from further quality changes which will be carried out in existing schemes.
